In the three years since the release of the land market in Ukraine, over 254,000 contracts have already been concluded. contracts for the purchase and sale of agricultural land – reports Forbes via Opendatabot. These agreements concerned the purchase of a total of 567,322 hectares of land.
The average price for 1 ha that can be obtained from the concluded transactions is UAH 41,000, which is less than PLN 4,000 in Polish zlotys. The largest amount of land, 179,921 ha, was purchased in 2023. This year, the demand dropped significantly, along with the intensification of hostilities.
War changes the market
From the data analysis, we also learn that land in the Poltava Oblast was most sought after on the market. 60,360 hectares were sold there, and the average price per hectare in the region is UAH 42,650. In second place is the Dnipropetrovsk Oblast, where 58,869 ha were sold, and in third place is the Kharkov Oblast – 54,458 ha.
This year, however, due to the Russian offensive, the Kharkiv Oblast is no longer of interest. Instead, the Kirovograd Oblast entered the top three, where 9,375 hectares have already been sold, with an average price of UAH 38,000 per hectare. The highest prices were achieved for land in the Ivano-Frankivsk Oblast, in the western part of Ukraine, where an average of PLN 101,000 was paid per hectare. for 1 ha.
The free market for agricultural land in Ukraine has been operating since July 2021. Until the end of 2023, land with an area of up to 100 hectares could only be purchased by natural persons with Ukrainian citizenship. From the beginning of 2024, the right to purchase agricultural land – in an area of up to 10,000. hectares – also received by legal entities.
