
The TRINITI shopping and entertainment complex in Grodno is the largest regional shopping and entertainment complex in Belarus. The leasable area (GLA) is more than 58 thousand sq.m. The shopping center also includes a modern Business Center. TRINITI is a young player in the retail real estate market: it opened in 2020 and, thanks to the well-coordinated work of the team, was already 96% filled with tenants at the time of opening.
Evgenia Ablazhevich, director of Trinity Invest LLC, spoke about the current development of TRINITI, tenants, visitors and plans for the future.

“When creating the shopping center, our investors understood that the facility should become grandiose, the format of which would be relevant and in demand for many years,” says Evgenia. “The main goal was to create a unique space that will be a favorite place to shop and hang out for many years.”
TRINITI is a city within a city, a source of dopamine in Grodno : food, shopping, entertainment, a full range of services, spacious parking for 2100 cars.
Shopping center
There are more than 200 stores on the territory of the shopping mall. We have successfully assembled a unique set of tenants for Belarus: only TRINITI represents all the brands of the international LPP group ( Reserved , House , Cropp , Mohito and Sinsay ). The shopping mall brings together leading fashion retailers: Inditex (Bershka) , Gloria Jeans , LC Waikiki , Melon Fashion Group (Zarina, BeFree). We are the only ones in the Grodno region with the largest anchors – the Green hypermarket and the Mile construction hypermarket. At the same time, we actively represent a large number of interesting Belarusian brands.
Office center
Next to the spacious retail facility stands a modern 12-story Business Center with panoramic windows, a comfortable climate inside the offices and reliable fire safety systems. The business center is designed for 1000 jobs. All tenants of the business center are regular customers of the stores represented in the shopping mall.
Entertainment center
More than 20% of the rental area is allocated for entertainment: a KHL-format ice arena, a modern mooon cinema of the Silver Screen network, a food court, a children's entertainment center Yeti and Children , a VR park TELEPORT , karting, a fitness club, a parrot.
Center for delicious food and aromatic coffee
In addition to the classic food court, which features KFC , Mak.by, Burger King and other representatives of fast food chains, TRINITI has gastronomic anchors – the only Terra restaurant in the regions, LITVINY , the largest Khinkalnya , Garage cafe and the fast food restaurant Granny Nene's Kitchen.

“An important part of TRINITI’s strategy is aimed at growing the potential of the service sector in shopping malls. Dry cleaning, photo service, tailoring and clothing repair services, EUROPOCHTA postal service and other points for issuing orders, banking services, beauty salon, solarium and other services that help Grodno residents improve their quality of life and quickly resolve everyday issues in one place. The key priority for us is the convenience and comfort of our visitors. People see this and appreciate it. And they respond to us with the frequency of visits,” notes Evgenia Ablazhevich.
Competent architectural concept
“The three-story TRINITI complex fits harmoniously into the landscape of the area: the most popular entrances to the shopping mall are on the 1st and 3rd floors, and the Green grocery hypermarket is located on the 2nd. This technique made it possible to evenly distribute visitor traffic to all 3 floors. We are located in a densely populated residential area with high transport accessibility, 7 minutes from the city center – this is another advantage of our location. A regular guest of TRINITI is not only a resident of Grodno: buyers from all over the Grodno region come to the shopping mall. We are seeing an increase in traffic from Lida, Volkovysk, Shchuchin, and Zelva. People have their own needs, goals and objectives – they successfully solve all of them in the shopping mall.
Our pride is the KHL format Ice Arena . It operates its own figure skating school under the auspices of the Belarusian Skating Union. We annually host republican figure skating championships and hold hockey matches. All residents of the city have the opportunity to experience daily mass skating at the ice arena. The ice skating rink is our unique anchor and attracts visitors at any time of the year,” adds Evgeniya.
Target audience and attendance
“More than 700 thousand people visit us monthly: traffic on weekdays is more than 20 thousand, on weekends – an average of 30 thousand visitors. Grodno is the third largest city in the country and an important tourist center, and of course, we are glad that TRINITI has become an integral part of any tourist’s route. This constantly allows us to increase traffic, including due to the tourist flow,” notes Evgenia.

“We remain flexible and loyal in business, providing tenants with discounts at the initial stage. Our approach to setting rental rates allows us to work in a well-coordinated partnership with tenants,” explains Evgenia.
What are TRINITI's plans for the future?
“The main task now is to maintain a high level of development. TRINITI continues to increase traffic by 8-10% annually. We continue to work to improve and develop our complex to remain a market leader and delight our guests with new opportunities and experiences. In the near future, we are planning to open an off-price store of the Familia retail chain, a Mark Formelle store, as well as the opening of other objects from unique brands, which we cannot yet publicly talk about.
