In December on the stolichnomu market real estate the average price of square metre of apartment property increased to 3045 euros.
The most expensive apartment was
sold for 1 016 968 euros.
Together in December in Tallinn there were 962 deals sales real estate. “Activity remained at the level of previous months, but thanks to long holidays absolute number of deals were less, than in November,” – Martin Wachter, head of 1Partner Kinnisvara, commented on the last month of the year.
The average price of square meters of apartments in Tallinn in the last month was 3045 euros (3012 euros in November), and the median price rose to 2833 euros per square metre (2752 euros in November). “The faster growth of the median price indicates that more deals have been taken place and with more expensive apartments.” – Wachter explained, noting that there are preconditions for some price increases in the market.
Since usually January on the real estate market is a quiet month, it is in Wachter’s opinion, it will be interesting to watch, whether the market will remain at the levels of the last months or will take a seasonal correction activity.
“I think that the levels of prices will remain unchangedat current levels, but the number of working days in January will be fewer than the last two to three months, ” Wachter said.
Because of the significantly lower Euribor rate the forecast for the early year is still more optimistic than last year. “However, before the increase in the first half of the year we can expect a definite growth inactivityinthemarketofnew-buildings,”AddedWachter.
