Retail parks still on the rise, foreign brands are entering Poland

– The conditions for the development of the retail sector are getting better. Inflation fell from 3.7% in January this year to 2.6% in June, and retail sales in the first half of 2024 grew by 4.9% year-on-year. We are observing high developer activity among retail parks with an area of no more than 10,000 sq m, as well as among "convenience" facilities, i.e. adapted to convenient shopping, with direct entrance from the street. Investors are focusing on small towns with up to 100,000 inhabitants. Retail space in such towns is growing the fastest. A lot is also happening in the area of large shopping centers, where we see more and more revitalization, recommercialization and rebranding – says Mariusz Majkowski, director in the retail space department at CBRE.

The total retail space in Poland currently amounts to approx. 14.25 million sq m. In the first half of 2024, 210.2 thousand sq m of space was added, in the form of 23 new facilities and 9 extensions. Retail parks accounted for 91 percent of both new facilities and retail space. Among the largest new projects introduced to the market since the beginning of 2024 were OTO Park Koszalin (38 thousand sq m), Galeria Starówka in Leszno (15.2 thousand sq m) and S1 Bytom (14.2 thousand sq m) .

At the end of the second quarter of this year, almost 573.4 thousand square meters of commercial space were under construction, more than half of which (54 percent) will go to small towns and three quarters (76 percent) will be retail parks.

Trends and new brands

Store owners are developing an "omnichannel" strategy, i.e. expanding both stationary and online sales. In this way, they are adapting to the needs of consumers who value the convenience of shopping from home, as well as the ability to see the product live, in the store, in line with the ROPO trend (Research Online, Purchase Offline). The "phygital" trend is evolving from this strategy, combining physical and digital experiences in trade.

In addition to new trends, new foreign brands are constantly appearing on the Polish retail market. In the first half of 2024, Made by Society and Luca from Romania, Jack & Jones from Denmark, and Kamalion from Spain entered our country .

Rents remain stable

The costs of renting retail space in the best shopping centres have remained at their current level and range from 100 to 130 euros per square metre per month in Warsaw and 40-60 euros per square metre per month in other large cities in the country. In retail parks, on the other hand, they average 9-12 euros per square metre per month.
