In the next three years, 185,000 square meters of light industrial warehouse space (intended for the placement of light industry production facilities) may be built in Russian regions. This is reported by Vedomosti, citing a report by the consulting company Nikoliers.

According to the report, the main volume of such facilities will be commissioned in 2026 (155,000 sq. m). The largest projects in this segment are announced in Krasnodar (Kopansky industrial park), Yekaterinburg (EKAD Yuzhny complex) and Voronezh (Perspektiva logistics park ).
Light industrial warehouses are indeed starting to actively develop in the regions, experts confirm. Thus, NF Group partner Konstantin Fomichenko expects that more than 300,000 sq. m of such facilities will be commissioned by the end of 2026. In particular, the Industrial City complex in Krasnodar alone, according to him, has an area of 200,000 sq. m.
Head of the Department for Work with Warehouse and Industrial Premises at IBC Real Estate Evgeny Bumagin even expects the appearance of at least 400,000 sq. m of space for the needs of light industry on regional markets. He also notes the risk of postponing the commissioning of such complexes to a later date due to the growth of construction costs and expensive borrowed financing.
The Nikoliers report indicates that until 2024, there was not a single light industrial warehouse in the regions as a whole. According to Fomichenko, about 20,000 sq. m of such facilities were built there. This means that the supply of space for light industry will increase 15 times in the next three years.
Currently, the total supply volume on the light industrial market in Russia has reached 1 million sq. m, 88% of which is concentrated in the Moscow region. In 2nd place are St. Petersburg and the Leningrad region.
