
Already at the turn of July and August this year. The State Property Fund in Ukraine will auction state-owned agricultural land with a total area of 104,200 hectares. It has already been revealed that the plots offered for lease will have an area of up to 4,000 m2. hectares – reports the Laifundist portal.
Who needs a few thousand "ha"?
The head of the projects department of Prozorro.Prodazhi (an agency dealing with the agricultural real estate market), Oleksandr Likhotop, revealed that real opportunities await future tenants, and the organizers of state land auctions are "flexible" with the regulations and will not forcefully divide plots. Plots of specific state-owned enterprises concentrated in one place will be put up for auction in their entirety. Thanks to this, it will be possible to win the lease of even several thousand hectares of land in one auction in one piece.
Tenders without chess
The result of the failed consolidation policy and unregulated ownership issues in Ukraine are the so-called "chess", i.e. mosaics of land belonging to various owners or tenants, access to which is often very difficult. However, the state land that will be auctioned will mostly be free of these defects.
The Real Estate Act imposes a limitation on 20 hectares of state or municipal land that may be put up for sale or lease in one tender. However, exceptions to this provision are provided in order not to waste the potential of large areas and properties of former state collective farms. As a result, the vast majority of state plots put up for auction will exceed 20 hectares.
Areas arouse emotions
Lease of agricultural land, including: Due to the ongoing war and the amount of state rents, it is more popular in Ukraine than land purchases. The tenders announced by the state fund will probably be very successful and are already generating a lot of excitement in the agricultural industry. After all, there are over 100,000 hectares to be distributed.
