NF Group: by the end of 2024, the total supply of high-quality warehouse space in Russia could reach 50 million sq. m.

NF Group analysts have summed up the preliminary results of the third quarter of 2024 in the Russian industrial and warehouse real estate market.

The total volume of quality supply in all regions of the country reached 47.1 million sq. m, and by the end of the year this figure may exceed 50 million sq. m. In the first nine months of 2024, more than 1.5 million sq. m of new warehouses were commissioned, 60% of which are located in the regions. The volume of transactions since the beginning of the year amounted to 4 million sq. m, while the share of vacant space remains at a minimum level – less than 1% throughout the country.

As of September 2024, the total supply of high-quality warehouse real estate in Russia is 47.1 million sq. m. Of this, more than half of the space (53%) is located in the Moscow region, 11% in St. Petersburg and the Leningrad region, 36% in other regions of the country. According to NF Group forecasts, by the end of the year, 5.3 million sq. m of high-quality warehouse space will be commissioned, due to which the total supply in the country will reach 50 million sq. m.

In less than nine months, more than 1.5 million square meters of class A and B warehouse space were commissioned across the country. The overwhelming majority of commissioning occurred in the regions of Russia (excluding Moscow and St. Petersburg) — 950 thousand square meters, or 60% of the total completed construction. In the Moscow region, the figure was 274 thousand square meters (17%), in St. Petersburg and the Leningrad region — 367 thousand square meters (23%).

The volume of warehouse real estate transactions in Russia since the beginning of the year has amounted to 4 million sq. m, of which 2 million sq. m (51%) were in the regions (excluding Moscow and St. Petersburg), 1.7 million sq. m (43%) – in the Moscow region, 0.25 million sq. m (6%) – in St. Petersburg and the Leningrad region. The additional volume of transactions by the end of the year may amount to about 3 million sq. m. Thus, the total volume of transactions for the whole of 2024 will amount to about 7 million sq. m and will be comparable to the figure for the results of 2023.

The share of free warehouse space remains minimal in all regions of the country and does not exceed 1%. In Moscow, the vacancy rate is less than 0.1% of the total supply, in St. Petersburg — 0.5%, in other regions of the country — a total of 0.4%. It is expected that by the end of the year it will remain at a minimal level and will amount to 0%, 0.7% and 0.4% in Moscow, St. Petersburg and the regions of Russia, respectively.
