The Ozon company may close one of the largest transactions in the warehouse market this year, Vedomosti writes. The marketplace is currently negotiating the lease of the Northern Gates logopark under construction in the Moscow region for 270,000 sq. m. m.

The Northern Gateway industrial park, which is being built in the village of Bely Rast in the Moscow region, is planned to be leased by the developer Radius Group to the online retailer Ozon. According to sources familiar with the situation, the agreement between the companies has not yet been signed, but negotiations are at a high stage. If the agreement is nevertheless concluded, it will take place according to the build-to-suit scheme, i.e. Radius Group will build this complex specifically according to the client’s order. The developer plans to introduce the logo park in three stages; it will be fully ready by 2029.
According to experts, Ozon may consider leasing new space in logo parks due to the active development of its business. The company itself is one of the largest marketplaces in Russia. At the end of the first quarter of 2024, sales of goods through its trading platform exceeded 570 billion rubles, which is 88% more than a year earlier. Ozon's revenue during this period increased by 32% to 122.9 billion rubles, while the number of active buyers increased by about a third to 49 million people.
NF Group partner Konstantin Fomichenko also recalled that the retailer’s strategy currently lies in expansion into the regions. According to him, in the north of the Moscow region the company does not yet have a distribution center from which it would be possible to supply goods to various cities of the country, and renting space in the Northern Gates helped the company solve this problem.
