KOWR sells a farm in Wielkopolska. 139 hectares for over PLN 9 million

The KOWR Regional Branch in Poznań published real estate for sale in the Piła district. This is the "Ferdynandowo" estate in the Topol area, in the Łobżenica commune. It consists of 138.7931 hectares of land and farm buildings, livestock buildings and a historic manor house. The value of the property was estimated at PLN 9,691,200.

Land is a temptation

What is most exciting about this offer is the land. Around 127 ha of arable land will be available for purchase, including over 117 ha of land in quality classes IIIb, IVa and IVb, and less than 9 ha of class V land.

There are also over 3 hectares of pastures and over half a hectare of forest. Built-up arable land accounts for 6.32 hectares, and wasteland for 2.55 hectares.

There are countless buildings

The farm buildings consist of pigsties, barns, stables, a barn, garages, a feed room, a forge, a two-chamber silo, a building with a fertilizer scale, other farm and storage buildings. There is also a hydrophore, a fuel tank, an administrative and social building. And finally, there is a historic manor house, which is under the supervision of the Provincial Conservator of Monuments.

The usable area of the buildings was calculated at 5108 square meters. The value of: buildings and structures was estimated at over PLN 1.5 million, and the value of components entered in the register of monuments at over PLN 76 thousand.

Buildings in poor condition

Unfortunately, like the Poznań KOWR, the livestock buildings do not meet today's requirements for animal breeding facilities, so they would require renovation and modernization. The farm buildings are in poor technical condition. Buyers of such properties always have to take this into account and such expenses are included in the investment. These buildings can just as well be demolished. As a consolation, the owner will receive good, well-drained land with a flat shape, and a farm with good access to a public road.

Manor house with mandatory renovation

However, a certain jarring factor in this idyll for almost 10 million is the historic brick manor house from 1913. The Provincial Conservator of Monuments does not report any obstacles to its sale, but stipulated that the buyer will be obliged to carry out immediate renovation of the building, which has been unused for 10 years. Any construction and conservation work will require the conservator's consent and will be carried out under his supervision. The remains of the former park by the manor house are also under the conservator's protection.

Buyer Restrictions

"The transfer of ownership of a monument entered in the register of monuments, i.e. a manor house, may take place after the submission and acceptance by the relevant provincial conservator of monuments of a utility program for the monument in accordance with the provisions of §7 section 4 item 4 of the Regulation of the Minister of Agriculture and Rural Development of 30 June 2012 on the detailed procedure for the sale of real estate of the Agricultural Property Resource of the State Treasury and their components, the conditions for reducing the sale price of real estate entered in the register of monuments and land valuation rates (Journal of Laws of 2012, item 540)." – we also read in the KOWR announcement.

In addition, KOWR has reserved the right of first refusal to purchase the property if its new owner wants to sell the property within 5 years of purchase. So far, KOWR has only published a list of properties, the date of the auction has not yet been announced.
