During the first half of the current year, average asking prices for retail properties in Krasnoyarsk increased by 6%. This was reported by analysts from the companies Otelit and RID Analytics.

The most significant price dynamics were demonstrated by the Oktyabrsky district — an increase of more than 16%. The second place in terms of growth over six months was taken by the Kirovsky district with 14%. The third place in terms of price dynamics for retail premises was shared by the Sovetsky and Zheleznodorozhny districts with an indicator of about 10%.
In the Central and Leninsky districts, the dynamics were weak, and in the suburbs, retail real estate even became cheaper.
“As a result, if a year ago the most expensive district of the city was Central, now the palm belongs to Zheleznodorozhny ,” said the director of the company “Otelit” Evgeny Burdenyuk .
The 6% increase in prices for retail space is more than for other segments of commercial real estate: office space increased in average price by 4% over the first half of the year, while industrial and warehouse space increased by 2%.
In the commercial real estate rental market, average rates for vacant premises showed a 4% increase in the first half of the year. Overall, this figure is approximately at the level of growth in previous years: in 2022, the dynamics of rates amounted to 10%, in 2023 – growth of 9%. However, this is still less than in other market segments: industrial and warehouse facilities added 6% in the average rate, and office facilities – 7%.
"The lowest rental rates are for large-area properties, from 600 sq.m. If we compare them with small-area properties (up to 100 sq.m.), the difference in rates will be about 30%," commented Elena Ermolaeva, head of RID Analytics .
Rental rates for premises located on the first floors and in the basement or cellar differ even more significantly – by 55%. At the same time, the most popular first floors are also rising in price faster than premises below ground level or on the second floor and above.
In total, in the second quarter of 2023, about 1.5 thousand commercial real estate properties were offered for sale in Krasnoyarsk, and about twice as many, about 2.8 thousand properties, were offered for rent.
