Industrial Park Poland by Hillwood with new infrastructure near Konin
The investment was carried out by Hillwood Polska and LCube, which signed an agreement last year regarding cooperation on this logistics project. The Hillwood & LCube Wrocław East Logistics Park is well connected to the local and national road network. The proximity of the Wrocław Eastern Bypass allows entry to the S8 expressway leading to Warsaw and the A8 motorway. The advantages of the park are confirmed by the tenants who have already moved into the park in Dobrzykowice. One of the tenants is Nunner Logistics. The second is associated with the defense industry.
– Lower Silesia is a key region on the warehouse map of Poland, supporting the dynamic development of companies from the e-commerce, logistics and light production sectors, which serve both the domestic market and Western Europe. Hillwood is constantly developing its investments in this location, and the warehouse park in Dobrzykowice fits perfectly into our development strategy. Within the framework of Hillwood and LCube projects, they consistently apply various solutions in line with the principles of sustainable development. The same is the case with Hillwood & LCube Wrocław East, which obtained the BREEAM certificate at the Excellent level. It is worth adding that during the construction process, as much as 95% of construction waste was prepared for recycling and reuse.
– Issues related to environmental protection and corporate social responsibility are very important to us and recently as an organization we have taken numerous actions in this direction. This approach is also visible in the Hillwood & LCube Wrocław East project, where solutions were designed that facilitate the calculation of the carbon footprint and limit its production – emphasizes Dominik Łoś, Head of Leasing at LCube.
During construction, more than 10 products were used that had EPD (Environmental Product Declaration) certificates, which allowed for easier and more accurate calculation of the carbon footprint of the facility, while the annual demand for non-renewable primary energy in the case of this building will be significantly lower than the requirements for a new building according to technical and construction regulations. The positive difference in this case is to be significantly above 10 percent.
Hillwood Polska also announced in April this year that it had signed a loan agreement with mBank SA to finance construction in Dobrzykowice.
– Very good project parameters and market prospects allowed us to obtain favorable financing and quickly process the loan agreement, which also had a positive impact on the time allocated for the preparation and implementation of the investment – summarizes Damian Słaby, member of the board of Hillwood Polska.
LCube is a warehouse developer that plans to build and implement a diversified portfolio that will consist of smaller facilities (around 10,000 sq m), medium-sized warehouses (50,000 sq m) and traditional big boxes in logistics parks (over 100,000 sq m).
