The cost of FM services grows annually by at least 20%, MD Facility Management specialists reported.

The main influence is exerted by the size of the key rate and the cost of the wage fund (payroll). Thus, during the period from mid-2023 to mid-2024, the cost of loans for the purchase of fixed assets and provision of working capital for management companies more than doubled, and the wages of line personnel increased by 20–45%, depending on the area of employment.
In addition, the list of main expenses of FM operators also includes: equipment, workwear, consumables, and automotive equipment. The increase in costs for these components was about 10–15% over the past year. The cost of contract work increased by 10–45% (depending on the share of payroll in the cost of these works).
“Each of these cost items has its own factors that influence their dynamics. For example, wage indexation is associated with an increase in the need for personnel in new territories and in industry and the persistent shortage of personnel against this background. The problem is aggravated by the tightening of immigration laws. Rising wages, in turn, lead to higher prices for contract work. Other expense items in the last year were affected by currency fluctuations, logistics difficulties and inflation. Although in recent months we have seen different dynamics of the ruble exchange rate,” said Boris Mezentsev, operating director of MD Facility Management .
According to experts, the impact of all these factors will continue in the short term. And in the second half of this year, this will lead to an increase in prices for FM services by another 10–15% compared to the first half of the year.
