Warehouses are in demand again

– The warehouse market, after a boom in recent years and a decline last year, is slowly starting to return to an upward trend. A very positive sign is the large increase in interest in renting space by tenants, comparing year to year it is an increase of as much as 21%. In the first half of the year, over 2.7 million sq m were leased in Poland. warehouse space. The main drivers of this demand were companies from the 3PL and manufacturing sectors, although e-commerce is also present. In the near future, we expect a return to increased interest in this type of space from tenants and greater stabilization on the market, says Michał Śniadała, director and head of the warehouse and industrial space department at CBRE.

However, developers increasingly decide to suspend the process of building new facilities on a speculative basis, i.e. without securing the investment with an appropriate number of lease agreements. New supply in the first half of 2024 amounted to 1.6 million sq m. and it is 64 percent lower than in the same period of the previous year. However, the total supply of warehouse space is still growing at a moderate pace and currently stands at 32.8 million sq m.

Where tenants are looking for warehouse space
