CTP builds 7th business park in Warsaw agglomeration

– CTPark Warsaw Janki will be the seventh CTP park in the Warsaw metropolitan area. The strong concentration of business in this region is due to the still significant growth potential and stable demand. That is why we have located nearly 37 percent of our manufacturing and warehouse facilities here. The Mazowieckie region attracts long-term tenants, including foreign investments, but also companies from the SME sector, which are increasingly willing to choose modern space on the outskirts of large cities, appreciating their convenient location, developed transport infrastructure and flexible lease terms tailored to the scale of operations,” says Piotr Flugel, Managing Director at CTP Poland.

CTParks in Mazowieckie, at various stages of advancement, are currently under construction in: Wiskitki, Mszczonów, Kobylka, Emilianów and the Czosnow municipality. The company is also preparing to start construction of CTPark Warsaw Nowy Konik and CTPark Warsaw Janki. Ultimately, through these developments, the developer will deliver more than 827,700 sqm of leasable space to the capital’s market. To date, it has delivered approximately 52 percent of this space.

The investment in Janki, near Warsaw, will be another business park in CTP’s portfolio designed under a multi-tenant model. In order to meet the expectations of companies from different sectors and with different scale of operations, the developer will offer diversified real estate formats. These will include both large big box spaces – referred to in CTP as CTSpace, CTFlex, and CTBox, i.e. warehouses (small business units) for smaller entities needing from as little as about 500 sqm to 1,500 sqm. According to the schedule, the first building will be put into operation in the third quarter of next year.

– We have all the permits necessary to start the construction process. The complex will be built on a plot of more than 13 hectares. This is land that we acquired in the first half of this year as part of the acquisition of half a million square meters of investment land. Its strategic advantage is its location: urban, directly adjacent to Warsaw, as well as quick access to the national and provincial road network (S7) and Chopin Airport – CTPark Warsaw Janki is located between S7 and Krakowska Avenue. Hence, as well as due to the diversity of lease modules, this investment has a chance to become a new logistics and industrial ecosystem, where diverse tenants will not so much run their businesses in parallel, but will cooperate and interlock their activities,” explains Patrycja Makowska, Business Developer at CTP Polska.
