Agricultural plot sold for PLN 70 million

"The Marvipol Group has finalized the purchase of a 3-hectare property located in this western district of Warsaw. We plan to create a housing estate on the property," developer Marvipol reported on the X website.

In the message attached below the entry, you can read that the transaction was concluded with a natural person, and the subject of the contract is a plot of land located in Ursus, for which the Marvipol Group paid PLN 70 million net plus VAT.

A plot worth 70 ml belonged to a farmer

As "Gazeta Wyborcza" unofficially determined, this plot is a property located in Ursus, in the Gołąbki housing estate, near the intersection of Królowej Bony and Henryka Brodatego streets, and its owner was one of the last Warsaw farmers.

The Gołąbki estate is located right next to the western border of Warsaw, but still within the city, which undoubtedly influenced the cost of the plot, the price per square meter of which was much higher than the average for this area.

Prices of building plots in Warsaw

2.3 thousand PLN per square meter of a building plot in this area is a lot, considering that it is located right next to the city border.

– This is more than twice as much as the average transaction price recorded in the capital in the first quarter of 2024. The average price of plots in Warsaw is approximately PLN 1,000. PLN per square meter, but it all depends on the district – in Śródmieście, prices reach up to PLN 5-6 thousand. PLN – calculates interia.pl.

Although the area in this place currently consists of single buildings, fields and meadows (which can be seen in reality and on virtual map previews), the areas are already well connected and are currently being expanded significantly.

The western part of Ursus borders the S2 route, and you can get to the Gołąbki estate by taking the Konotopa exit. From the center of Warsaw you can also reach the Gołąbki estate by public transport – by train to the Ursus-Niedźwiadek station or by bus, which takes about 30 minutes.

Ursus attractive to developers

This area has become attractive to developers because at the end of 2022, the area was covered by a spatial development plan, according to which five-story blocks with an eight-story dominant can be built on the plot purchased by Marvipol.

– A real estate developer is already appearing there, even a bit further away at ul. Henryk the Bearded – the mayor of Ursus, Bogdan Olesiński, told "GW". The housing estate called U-City was built by Acciona, and nearby the Kalter company is building a housing estate called Na Skraju. – We will talk to new developers about contributing to the reconstruction of the streets – said Olesiński.
