The first ART quarter, which will have no analogues in the country, will be built in Novaya Borovaya. The residential buildings will have two-level apartments, including niche ones, as well as with a separate entrance, patio terrace and rooftop greenhouse. The developer "A-100 Development" has already launched sales in the first house, decorated in the style of cubism. “Square” costs from $1343.
The ART quarter will occupy an area of 13.55 hectares between Nebesnaya and Pilotnaya streets. A pedestrian boulevard, a theater park with landscaping and a small stage will be created on this territory. There is also a children's playground "Painting", a musical labyrinth, a street area with a skatepark and a large dog walking area.
Six groups of houses will be built in the new quarter. Each of them will be named after a specific movement in art. Thus, the first house, number 1.1 according to the general plan, is in the “Cubism” group, and after it the builders will begin the “Minimalism” and “Pop Art” groups.
The monolithic building of variable number of floors from 5 to 8 levels will include apartments with an area of 37-151 sq.m. – from two-room apartments to six-room apartments. They will be handed over to buyers without finishing.
There are also unique Euro-format apartments. For example, two-level ones – with a separate entrance from the street. “Niche apartments” will also appear, when on the first level there is a personal terrace, and on the second level there is a balcony with an exit from the bedroom or corridor. There are options with greenhouses on the roof – in the form of a partially glazed unheated room. There you can arrange a summer garden, a gazebo or a study. Two-level apartments with patio terraces have also been designed.

Here, even the parking building is decorated with an art installation in the form of a can of paint, which “flows” down the facade and “pouring out” onto the surface of the children’s playground. A rich color scheme was chosen for the landscaping: black and white monochrome plus accent pink and yellow. This palette looks stylish both in winter and summer. At the same time, color accents are in balance so that residents feel comfortable and do not get tired of the colors of the quarter. Nothing like this has ever been built,” said A-100 Development.
Prices per square meter start from $1,343 equivalent. The cheapest apartment will cost $59,472. Buyers have access to installments and partner loans at reduced rates.
The theme of cubism will be reflected in the design of not only the facade, but also the entrances. It will use laconic colors, geometric lamps and other decorative elements. Traditionally, there will be paw washing stations at the entrance, and there will be strollers on each floor. In the courtyard there will be a playground for preschool children, an event area with a canopy, mini-gardens, gazebos for barbecues or an outdoor office. The territory will be decorated with unusual sculptures of animals in the cubist style. The new quarter will provide underground waste storage.
The first building of the new ART quarter is planned to be completed in the first quarter of 2026.
