The remaining transactions were concluded for the purchase of offices in already built class A and B business centers . According to Kirill Babichenko, Director, Head of the Owner Services Department of the CORE.XP Office Real Estate Department , the overwhelming majority of transactions – up to 95% – of the total number in construction projects are the purchase of offices up to 500 square meters in size.
"In existing, constructed properties, 75% of transactions are for lots up to 500 square meters, another 13% are transactions with offices from 1,000 to 5,000 square meters. About 8% are transactions for the purchase of offices from 500 to 1,000 square meters, another 5% are transactions for the acquisition of offices larger than 5,000 square meters," said Kirill Babichenko.
In business centers under construction within the Moscow Ring Road, the average cost per square meter is about 393 thousand rubles. The cost per square meter in offices in business centers outside the Moscow Ring Road is about 220 thousand rubles excluding VAT, which is 3% higher than last year's figures.
